Straight answers to the questions we hear most from clients buying land with SNM Real Estate.
Every project we sell has a ready, verifiable title deed. We encourage every buyer to run an independent land search at the relevant Land Registry before paying a deposit, and we'll gladly share the documents needed to do so.
Our prices reflect value-added plots: graded access roads, perimeter fencing, and water access are already in place before we list a project. Title deed processing after full payment is also included — there are no hidden survey or transfer fees added later.
Once your payment plan is fully complete, your title deed is processed and issued within 30 days.
Yes — we offer free site visits with transport included for every project. If you can't visit in person, we can arrange a live video walkthrough instead.
You can pay in full, or spread payments over up to 10 months interest-free after an initial deposit. Talk to us for a payment schedule tailored to your chosen project.
Yes. Once your title deed is issued in your name, the land is entirely yours to keep, develop, lease, or resell as you wish — it's 100% freehold ownership.
Talk to us as early as possible. We would much rather adjust your payment schedule than have you lose your deposit or your plot — life happens, and we work with clients through it.
Yes, regularly. See our dedicated guide for diaspora investors covering remote payments, virtual site visits, and Power of Attorney support.
Standard statutory costs such as stamp duty and legal transfer fees apply as with any land purchase in Kenya, and we'll walk you through these clearly before you commit — there are no surprise charges from our side.
